27 - all furniture, waste receptacles, draperies, carpets; clean, and in good repair, considered the property of and furnished by the tourist accommodation
Regulation: 511-6-2-.14(5) - condition of furnishings
EHS observed the A/C units in rooms 122 and 123 to be separating from the wall, revealing gaps to the the outside that are big enough for pest or insects to enter the rooms.
511-6-2-.14(5) - Condition of Furnishings All furniture, draperies, appliances, carpets, and other accessories, in the tourist accommodation, whether the property of the tourist accommodation owner or not, shall be considered the property of and furnished by the tourist accommodation for purposes of enforcement of this Chapter, and must be maintained in good repair, clean, and free of vermin.
CA: EHS advised the PIC that the A/C units should be repaired/ refixed to the wall so that openings are closed and light gaps not apparent

EHS observed the microwaves in all visited rooms to be in light to medium states of rusting.
511-6-2-.14(5) - Condition of Furnishings All furniture, draperies, appliances, carpets, and other accessories, in the tourist accommodation, whether the property of the tourist accommodation owner or not, shall be considered the property of and furnished by the tourist accommodation for purposes of enforcement of this Chapter, and must be maintained in good repair, clean, and free of vermin.
CA: EHS advised the PIC that appliances must be maintained in good repair, and the microwaves are to be repaired or replaced

EHS observed the interior of the plastic ice bin in room 127 to be dirty and the phone in room 122 not to be working.

CA: EHS advised the PIC that all accessories must be kept in good condition
28 - beds, mattresses, mattress pads, springs, frames, pillows, and bed coverings clean; vermin free and in good condition; bed linen properly supplied, changed and laundered
Regulation: 511-6-2-.14(6) - bed, bedding, and linens
EHS observed the following:
- Room 123: no mattress pad; stains on mattress cover and top linen layer; hairs on mattress cover.
- Room 127: hairs on sheets; dark stains on sheets.
- Room 139: stains/ markings on pillow case; brown stains on mattress pad
511-6-2-.14(6) - Bed, Bedding, and Linens Washable mattress pads or covers shall be used on all mattresses. Beds, mattresses, springs, slats, mattress pads, mattress and bed coverings, pillow and pillow covers shall be clean and free from vermin. Each bed shall be provided, as a minimum, with two sheets and one pillow and pillowcase. After each occupancy and upon the request of the occupant, sheets and pillowcases shall be changed with fresh laundered linens. During occupancy, linens shall be changed at a minimum frequency of not less than weekly.
CA: EHS advised the PIC to ensure housekeeping is cleaning rooms thoroughly; if stains can't be removed from linen items then they must be discarded and replaced
16 - toilet/lavatory/bathing facility fixtures and rooms clean and maintained; properly lighted, clearly marked, proper signage, and all in good repair
Regulation: 511-6-2-.08(4) - toilet facilities-cleaning and maintenance
EHS observed the following:
- Room 123: peeling paint on toilet paper holder, around drain; toilet bowl staining
- Room 127: brown discoloration around bathtub drain.
- Room 139: peeling paint in the bottom of bathtub.
511-6-2-.08(4) - Toilet Facilities-Cleaning and Maintenance Toilet rooms and fixtures must be smooth and nonabsorbent and shall be kept clean and in good repair. Walls, floors, and ceilings shall be constructed of easily cleanable nonabsorbent materials and shall be kept clean and in good repair. While being used by tourists, every surface of a bathtub, shower, shower enclosure, toilet and lavatory, which may come in contact with a person’s body, must be sanitized each day, unless the guest has declined regular tourist room services. If a tourist declines regular tourist room services, the tourist accommodation facility must ensure that these surfaces are cleaned and sanitized at least once per week and between tourists.
